Buying a Condo in Gulf Shores
Before comparing individual units, decide what you actually want the property to accomplish.

- Do you want to be within walking distance of central Gulf Shores?
- Would you prefer a quieter West Beach or Fort Morgan location?

Gulf-Front Condos in Gulf Shores
Direct Gulf-front properties remain one of the most popular choices for Gulf Shores buyers. A Gulf-front condominium generally sits directly on the beach rather than across the road or on Little Lagoon.
Gulf-front buildings can offer direct beach access, unobstructed Gulf views from many units, strong vacation-rental appeal and good buyer recognition when it is time to resell.
But Gulf-front does not automatically mean a better investment. Purchase price, HOA dues, insurance expense, rental history, building condition and special assessments can materially change the economics of one property compared with another.
Central Gulf Shores Condos
Buyers who want to park the car and walk should pay particular attention to central Gulf Shores. Buildings near Gulf Shores Parkway and the public beach area provide convenient access to restaurants, entertainment, festivals and the beach.
Popular central and East Beach-area buildings include Lighthouse, San Carlos, Seawind and Island Tower. These properties can appeal to both second-home buyers and vacation-rental investors because visitors immediately understand the location.
Lighthouse is a well-known Gulf-front building on East Beach Boulevard with a central Gulf Shores location and strong recognition among repeat visitors.
San Carlos combines direct Gulf frontage with a location close to the center of Gulf Shores and is frequently considered by buyers looking for a larger beachfront property with rental appeal.
Seawind
Seawind is another East Beach Gulf-front option convenient to restaurants and central Gulf Shores attractions.
Island Tower
Island Tower sits on West Beach Boulevard close to the center of town and offers Gulf-front units with large balconies and a recognizable Gulf Shores location.
West Beach Condos
West Beach Boulevard stretches west from central Gulf Shores between the Gulf of Mexico and Little Lagoon. The area includes Gulf-front buildings, Lagoon-side properties and developments across the road from the beach.
West Beach can make sense for buyers who want to remain convenient to central Gulf Shores while moving somewhat away from its busiest intersection. Buildings in this area vary considerably in age, density, amenities and price.
Phoenix Gulf Shores is one of the notable newer Gulf-front properties on West Beach Boulevard. The building offers large three- and four-bedroom units, direct Gulf views and extensive resort amenities. Buyers comparing larger Gulf Shores condos should generally consider Phoenix Gulf Shores alongside newer Orange Beach Phoenix buildings and other premium Gulf-front properties.
Crystal Tower is unusual because the residential tower itself sits north of West Beach Boulevard rather than directly on the Gulf. A climate-controlled pedestrian bridge connects the development to its Gulf-side beach and pool facilities.
That distinction can make Crystal Tower worth comparing with more expensive direct Gulf-front buildings, particularly for buyers who are sensitive to acquisition price but still want convenient beach access and resort amenities.
Fort Morgan & Resort Condos
The Fort Morgan peninsula offers a different Gulf Shores experience. Properties become farther removed from the restaurants and attractions around the central public beach, but buyers gain access to quieter surroundings, resort communities, golf and long stretches of coastline.
The Beach Club is one of the best-known condominium communities in this part of Gulf Shores.
The Beach Club includes multiple condominium towers within a large resort community. It appeals to buyers who like the idea of an established destination resort rather than a single stand-alone beachfront tower.
Gulf Shores Condos as Vacation Rentals
Gulf Shores has a substantial vacation-rental market, but buyers should be careful about comparing properties solely on advertised gross rental income.
A condo producing $100,000 in annual gross rent is not necessarily a better investment than one producing $80,000. If the higher-grossing condo costs substantially more to purchase, has materially higher HOA dues, or requires more expensive rental management, the lower-grossing property may produce the better economic return.

Buyers should also investigate current and recent special assessments and review available information regarding reserves and planned capital projects.
Insurance
Insurance deserves particular attention when purchasing coastal property.
A condo owner’s individual policy is only part of the picture. The condominium association also maintains master insurance coverage for the building and common elements.
Costs and deductibles can affect association expenses and potential owner exposure. Insurance information should therefore be part of the due-diligence process rather than an afterthought shortly before closing.

There is no particularly useful single “average” Gulf Shores condo price. The market includes older one-bedroom units costing a fraction of the price of newer three- and four-bedroom direct Gulf-front properties.
