If you like Data, this is your page!  For Buying, it is important to know things like average days on market and list to sell ratios when you are formulating a negotiation strategy.  For Selling, you need to know how prices and demand are trending.

Here at the DnA Team, we go even further.  We recognize that the market for million dollar properties may be different than the market for an older 2 bedroom direct view condo.  And that market is probably different than for condos across the street.  That's why we present the data in different price points.

We also have a different report for Beach Homes and a different report for homes in the Foley area.  Again, it's because each market is different.

THIS DATA IS FOR BEACH HOMES ONLY.

1. AVERAGE SALE PRICE - THE SIMPLEST FORM OF DATA FOR THE AGE OLD QUESTION - "WHAT'S THE MARKET DOING?" Caution, here is where data can be tricky.  One reason for higher sale prices can be that newer and larger homes are being built and sold. We can take you even deeper in these stats when we get together.

 

2. HERE IS A CHART SHOWING HOW MANY HOMES HAVE BEEN FOR SALE AT ANY POINT IN TIME OVER THE PAST 5 YEARS.

 

 3. HERE WE SEE AT THE FAR RIGHT HOW MANY BEACH HOMES ARE UNDER CONTRACT NOW AND WE CAN COMPARE THIS LEVEL TO THE PAST FIVE YEARS TO GET AN IDEA OF WHERE THE MARKET IS GOING. When the market is heating up, we see more homes under contract.  This signals the stats are about to grow.  Also, in this graph, we see peaks in the summers and dips in winter.  Here at the beach, we have a cyclical market, but with important exceptions.

 

4. WE REALLY LIKE THIS ONE!  CLOSED SALES GOING BACK TO 2011.  ITS A ROLLING 12 MONTH AVERAGE, SO THE TREND IS MORE CLEAR.  IN THE SPRING OF 2023 THE PACE OF THE MARKET, OR HOW MANY BEACH HOMES WERE SELLING, SLOWED SUBSTANTIALLY.

 

5. THE AVERAGE LIST TO SELL RATIO - WHAT THE ASKING PRICE WAS COMPARED TO WHAT A HOME ACTUALLY SOLD FOR.  UNLIKE OTHER PARTS OF THE COUNTRY, THERE IS LESS HAGGLING HERE AT THE BEACH. FROM 2020 -2024 BEACH HOME BUYERS PAID 96-98% OF THE LIST PRICE.
